Remodeling & Renovation Process

Step 1 : Initial Consult

THE FIRST STEP is to contact us and after a brief phone call to make sure we are a good fit for your project in terms of location, needs and budget. We will then set an appointment to meet in your home to discuss your ideas for the project. It is vital that all homeowners be present to hear everyone’s thoughts about what the finished space would look and feel like. We’ll exchange ideas about how we can achieve the overall vision for your project. We can also discuss some price ranges that your project may fall into.

With every client, our goal is to produce a design that will exceed expectations from the very beginning — and we start with truly understanding the way you live your life—or the way you want to. For Whole House Remodeling, Large Spaces and Commercial projects, we will use the Lifestyle Analysis where we guide you through a series of questions which brings out information that you probably never thought of or maybe never thought to mention to anyone.

After this meeting, I will sit down with my design team to talk about the scope and breadth of your project and we’ll determine the cost of the Design-Remodel contract

The deliverable of a Design-Remodel contract generally consists of:

  • input from our interior designer,

  • new proposed floor plan,

  • cabinet plans and elevations,

  • electrical plan,

  • tile plan,

  • all of the selections (plumbing and electrical fixtures, granite, tile, cabinets),

  • A detailed and thorough construction contract*.

All of this is very comprehensive so that we know exactly what it will cost to execute your specific project based on the items selected and the plans drawn.

*Note:The Design/RemodelAgreementOur design agreement states that, for a fee (usually 10-17% of the construction budget), we will design your project to meet your budget. It also states that we are your contractor of choice to remodel your home.This is important to note because, while you will get a lot of value from the design process, we are not an architectural firm and offer our design strictly as a pre-construction service. Once this design/remodel agreement is authorized, we take measurements of your home, assign an architect or designer to your project, and the serious conceptualization and planning begins. We tell you, as accurately as we can, what your project will cost, and propose procedural tips that will help to maximise value. 

Step 2 : Design Phase

Once you have accepted our D-R contract proposal, we will schedule our initial design meeting. Our design team will meet with you in your home to begin the process of designing your project.

 

This very collaborative phase runs on two tracks at the same time. 

  • We set up a Pinterest boardto begin the process of selecting all the various finishes, fixtures and selections that will be a part of your project.

  • We begin the process of drawing all the plans needed to help you see your project as well as what we need to prepare the remodelling contract.

Using JoinMe, our design assistant is able to literally walk you through 3D views of your room (s), or the drawings on a computer screen, while you are on a secure web site with no downloads required.

After each phase of the drawings discussed, we make the required updates and continue moving forward toward our goal of complete and accurate drawings. The completed Design-Remodel contract will be similar to the examples above and very comprehensive. It will be delivered via email to you and after your review, we will schedule a time to go over it line by line so that we are all on the same page and make whatever necessary changes to meet budget requirements.

Step 3 : Collecting Competitive Bids

With an eye toward keeping costs low and quality high, Massimo Team seeks competitive bids from a select pool of Cyprus subcontractors with whom we have long-standing relationships. From roofing and plumbing to electrical and HVAC work, Massimo’s buying power and drive for excellence ensures fair pricing along with high caliber results for our custom needs.

Step 4 : Execution of Construction

Once we have an accurate Design-Remodel Contract, we get your project scheduled and 1-2 weeks before we begin we meet**for a pre-construction meeting. We discuss all the logistics of having us in your home, where we will enter and exit, where the dumpster will be located, invoicing, change orders and all the little details that make each project go smoothly.

Throughout this time, we promise to maintain effective lines of communication. If our construction team is coming to your house that day, you will be informed. If there are any delays, you will be informed. We want this project to be easy for you; we don’t want to add any unnecessary stresses to an already stressful undertaking.

Because of our commitment to excellence, you should never have to worry about the quality of work being done in your home. It’s our job to manage your project, not yours. We use the correct craftsmen for each phase of the work, some of whom have worked for similar projects over a decade in Cyprus. We guarantee the same level of genuine craftsmanship through every phase of construction.

**Note: Construction and Project Management. Your Massimohome remodeling project will have its project manager, who will meet with you prior to construction starting and will be there throughout the project. Your project manager will handle all required building permits, will oversee all construction activity and will be the one who can answer any questions you have and give you updates on your project’s progress. Your project manager is there to make sure that everything is going smoothly; s/he’s the one who will worry about the details, so that you don’t have to.

Step 5 : Post-Construction Phase

Just because your home is finished doesn’t mean our relationship is. We will provide you with a manual containing all manufacturers’ warranties and, most importantly, well after your project is completed, Massimo Remodelingwill be there for you. We have confidence in the quality of our work so you can rest assured that we’ll be available to ensure your continued satisfaction with your new Custom Remodeled home. We are so confident in our work that we provide a 2-year warranty that exceeds industry standards.

WARRANTY : All work comes with manufacturer’s warranty as well as our industry-leading 2-year warranty covering workmanship. Included in this warranty is one visit after 12 months to remedy any expansion and contracting issues. We will caulk, touch up drywall, and touch up paint at no charge. However, if you ever find something done incorrectly, we will repair or replace the item in question at no charge.
