Design, Architecture, Interior Design | Design Phase

When designing a home we welcome, encourage, and internalize client input from the initial concept down to the fine points of implementation. Through every step of the process, we ensure that our clients get what they want with no surprises. Our objective is to “do it right” the first time as we create the most enjoyable home-building experience possible. 

Step 1 : The Design Proposal

Our Initial Meeting

We will meet with you to explain all of the possibilities for your new home, home site and answer every question you may have. Our top priority is to give you all of the time and information you need so you are comfortable with your decision to build your dream home.

The catalyst for our design process is the Lifestyle Analysis. Unlike other architects and builders, the Massimo approach brings both design and construction teams into the very first client interview. Our intention isn’t just to complete a checklist of your preferences. We go well beyond your likes and dislikes. With every client, our goal is to produce a design that will exceed expectations from the very beginning—and we start with truly understanding the way you live your life—or the way you want to.

Land Analysis & Purchase

Massimo’s Team will meticulously review each of the lots being considered as a location for your dream home. We will provide analysis of each of the surrounding lots and let you know how your views will be affected. If there is a home under construction, which may affect your lot, we will research and gather information to determine exactly what the impact may be. There are many factors to consider when purchasing a lot.

  • How much should I spend on my lot?

  • How does it compare to the lots listed around me?

  • Am I getting the best value for my purchase?

  • Is there enough land to support what my family needs?

Based on our thorough evaluation, you can rest assured we will be by your side to help you get the most out of your lot purchase. Additionally, our licensed real estate team has access to all available lots for sale and can represent you in the purchase of your lot. Choosing your Architect

Having the right architect is critical to the successful build of any home. We have an Ad-hoc design team approach where we hire independent designers/architects who are highly respected within the architect community whose skills match the client’s needs/budget for each specific project. They understand our high standards and share in our determined approach to get our families nothing less than the home they envisioned.

In case that you already hired one then we will work with them to create your new beautiful home. We expect flexibility to allow for changes in the design of your home as often as it takes to get it right. Builder participation is essential in architecture, and we will be there with you to ensure the architect is listening to your desires and meeting your needs. It’s about your satisfaction, and the team we create for you will ensure you are pleased.

Choosing your Interior Designer

Having the right Interior Designer is critical to the successful build of any home. Building your dream home means more than just its construction. It takes just the right eye to give your new home the beauty and sophistication you’ve always dreamed of. Our design team specifically formedto meet each client’s needs and budget will work with you to bring your unique style to your new home.

If you already hired one then we will work with them to create your new beautiful home. Our team’s expertise in floor plan layout, furniture selection and selections of materials will make the process of decorating your new home an enjoyable experience for the whole family!

Step 2 : The Feasibility Study

Detailed Cost Breakdown

After developing the Lifestyle Analysis, we will develop a detailed cost breakdown to determine feasibility.  This feasibility study is a demonstration that the house you want is within your chosen budget. Most home builders don’t provide any guarantees without having complete plans. But here’s the problem: by the time you have a complete set of plans, you’ve already spent a lot of time and emotional energy designing a home you love. Going back to the designer and having those plans revised to bring the home back into budget isn’t an appealing option.

Architects generally don’t maintain an extensive cost database since they don’t have to deal with the constantly changing costs of labor and materials. An experienced building team, however, can bring a knowledge of cost-effectiveness to the conversation—knowledge that informs the best design choices for the topography or unique lot conditions. Consulting with a well-versed builder from the beginning of the design process means substantial savings in the long run.

Unlike other architects or home builders, MASSIMO guarantees that we will be within +/-5% on the original design cost estimate. We can do this because we’ve developed a proprietary job costing system that allows us to tell you what your home will cost—in a great amount of detail—even before you have full-scale plans. Massimo Team understands the importance of keeping a project within budget, which is why we will review your family’s wish list and provide you with an accurate and detailed analysis of what your new home will cost. With our engineering team’s experience, you can rest assured we will provide you with an accurate budget which takes full advantage of the reduced costs currently available while maintaining the highest standard of quality.

Step 3 : Finalise the Plans & Schedule

Finalise the Plans

Once we have an approved design, it’s your turn to start dreaming. While our Design Team is developing the structural plans, electrical and roofing plans, flashing details, etc., you’ll be making your creative selections.

To guide you along the way, we have developed MyMassimoHome.com, an exceptionally detailed and user-friendly construction management system that allows you to be organized, stay on track, participate in the selections, change orders, and watch the design and construction of your home.From allowances, to paint colors, to appliances, to the tools that make all of your decisions productive and efficient, everything is right at your fingertips.

If you prefer more guidance, our Interior Design Team will walk you through what you need to do and when. For those who’d rather be liberated from decision-making, our Interior Design Team will do all the heavy lifting for you. No matter how much or how little you’d like to be part of it, our goal is to create a process that suits you just as much as your future home itself.

Visualizations are a critical component to our design process. State-of-the-art technology allows us to see, in full color, the interior and exterior architecture of the home. This makes it much easier to communicate the overall vision and see what different materials will look like in the spaces.

While you are focused on finalizing the architecture and interiors of your home, we’ll be busy preparing your Detailed Construction Documents and Permits, which will include the:

  • Construction Contract

  • Final Cost Breakdown (incorporating any changes you have made during design)

  • Detailed Specifications Document

  • Construction Permits from local, city, and state agencies as required

Effective Scheduling

Our top priority is to ensure your family is able to move into your new dream home on time. We pride ourselves on staying as close to our schedule as possible and keeping our trade partners moving according to schedule.

However, We will never sacrifice quality at any price!

There is a delicate balance between doing what’s right and what’s “right now”. Keeping the project flowing is critical, and we maintain close observation in the work process for any delays in the schedule. Our system allows a smooth process in which your new home will be completed both on time and within budget.
